EcoSmart Mortgage

The Bank of Montreal offers low interest rates and pre-payment options on 5-year closed mortgages for energy efficient single-family homes and high-rise condominiums. 

Single-family homes require 6 of the 7 energy efficient features, including good quality attic insulation (minimum RSI 8.6, R-49).  High-rise condominiums do not require insulation as an energy efficiency feature.

Energy Efficient Housing Program 

Genworth Canada offers 10% refunds off mortgage insurance premiums and access to Homebuyer Privileges (an exclusive online discount program for commonly purchased household items). 

New or existing homes need to achieve an EnerGuide (EG) rating of at least 82.  High-rise residential buildings need to be LEED-certified or registered with the Canadian Green Building Council, or be 5% more efficient than Code (20% above the MNECB).  Renovations need to improve the building’s EG rating by at least 5 points, to a minium of EG40.

Green Home

Canada Mortgage and Housing Corporation (CMHC) offers a 10% mortgage loan insurance premium refund when you use CMHC insured financing to purchase an energy efficient home or make energy-saving renovations. 

New builds need to achieve a minimum EnerGuide (EG) rating of 82, or be 5% more efficient than Code (20% above the MNECB).  Renovations need to improve the EG rating by at least 5 points, to a minimum of EG40.

Energy Efficiency Incentive Program (EEIP)

Arctic Energy Alliance offers the following rebates to home and multi-unit resential building (MURB) owners.  The rebate for MURBs will be multiplied by a factor based on the number of units in the building. 

Attic: A minimum of 20% of the total ceiling area must be insulated to qualify.  

  • $500 for increasing insulation from less than R-12 to at least R-40
  • $750 for increasing insulation from less than R-12 to at least R-50
  • $250 for increasing insulation from between R-12 and R-25 to at least R-40
  • $375 for increasing insulation from between R-12 and R-25 to at least R-50
  • $125 for increasing insulation from over R-25 to at least R-50

Flat Roof / Cathedral Ceiling: A minimum of 20% of the total ceiling area must be insulated to qualify.  The max grant for any combination of attic, cathedral ceiling, and flat roof is $750, and grants below are provided to ceilings that are of one roof type.

  • $500 for adding at least R-10 to an uninsulated space
  • $750 for increasing insulation from R-12 or less to at least R-28
  • $250 for increasing insulaton from between R-12 and R-25 to at least R-28

Exterior Wall

  • $225 for increasing insulation by between R-3.8 and R-9 in 20% of the wall area
  • $375 for increasing insulation by more than R-9 in 20% of the wall area
  • $450 for increasing insulation by between R-3.8 and R-9 in 40% of the wall area
  • $750 for increasing insulation by more than R-9 in 40% of the wall area
  • $675 for increasing insulation by between R-3.8 and R-9 in 60% of the wall area
  • $1,125 for increasing insulation by more than R-9 in 60% of the wall area
  • $900 for increasing insulation by between R-3.8 and R-9 in 80% of the wall area
  • $1,500 for increasing insulation by more than R-9 in 80% of the wall area
  • $1,125 for increasing insulation by between R-3.8 and R-9 in 100% of the wall area
  • $1,875 for increasing insulation by more than R-9 in 100% of the wall area

Exposed Floor

  • $190 for increasing insulation value by at least R-20 to 100% of the area (at least 150 sq. ft.)

Basement

  • $125 for increasing insulation to between R-10 and R-23 in 20% of the area
  • $250 for increasing insulation to over R-23 in 20% of the area
  • $250 for increasing insulation to between R-10 and R-23 in 40% of the area
  • $500 for increasing insulation to over R-23 in 40% of the area
  • $375 for increasing insulation to between R-10 and R-23 in 60% of the area
  • $750 for increasing insulation to over R-23 in 60% of the area
  • $500 for increasing insulation to between R-10 and R-23 in 80% of the area
  • $1,000 for increasing insulation to over R-23 R-23 in 80% of the area
  • $625 for increasing insulation to between R-10 and R-23 in 100% of the area
  • $1,250 for increasing insulation to over R-23 in 100% of the area

Basement Header

  • $125 for sealing and insulating the entire area to increase by at least R-20

Crawl Space

  • $500 for insulating entire exterior wall area, including the header area, by at least R-10 to R-23
  • $1,000 for insulating entire exterior wall area, including the header area, by more than R-23
  • $250 for insulating entire floor above the crawl space to increase its value by at least R-24
